A Boerne City Council public hearing for the ratification of a zoning change for a Buc-ee’s parking lot will be held Jan. 13, providing residents the opportunity to provide feedback on the change.

In 2025, the Planning and Zoning Commission was tasked with ratifying a zoning change under the Boerne Unified Development Code.

During meetings July 7 and Sept. 8, Planning and Zoning Director Nathan Crane explained that upon adoption of the UDC, the previous commercial zoning for the property was retired and no new zoning was assigned.

Since a property cannot exist without zoning, city staff submitted the ratification to zone the property as community commercial, or C-3—the zoning that Crane said most aligns with the previous B-2 zoning.


In December, P&Z commissioners approved the zoning ratification, moving the item to Boerne City Council.

A public hearing is listed on the Jan. 13 agenda. The meeting begins at 6 p.m. at Boerne City Hall, located at 447 N. Main St., Boerne.
