A new development is being proposed off Herff Road near Gallant Fox, with plans to bring a second Starbucks location in Boerne.

On April 15, a neighborhood discussion was held, inviting community feedback on the proposed Special Use Permit, or SUP.

The overview

While the area of Herff Road that is being developed is zoned for commercial and retail use, a SUP is needed due to the Starbucks having a drive-thru, which is not permitted to be abutting a residential property.

During the meeting, representatives of the development said the proposed drive-thru would be screened with medium to large shrubs and other greenery to improve the appearance of the area.


While the SUP specifically targets Starbucks, the planned development will also include retail space planned to bring in additional businesses.

The property is planned to have a right-in-right out access from Herff Road and secondary access from Gallant Fox.

A public hearing for the SUP is planned to go before the Planning and Zoning Commission on May 5.
