The Pflugerville housing market saw a year-over-year increase in home sales in March while Hutto home sales dropped slightly, according to data by Unlock MLS.

Pflugerville’s growth in home sales coincided with a drop in median closing costs, according to the data. Home sales rose by nearly 14% in March, compared to March 2025, while the median price dropped from $404,848 to $380,000.
Conversely, Hutto’s home sales dropped from 93 in March 2025 to 87 this March. The median price in Hutto saw little change, rising from $358,000 to $361,990 year-over-year.
The pace of home sales in Hutto also slowed, with the average number of days homes spent on the market reaching 85 days in March, compared to 63 days last year.

Pflugerville’s housing market in March mirrored what real estate experts saw across the Austin-Round Rock-San Marcos Metropolitan Statistical Area, which experienced a 3% decline in median housing prices.
At $426,220, it was the lowest March median price in the metro area since 2021. This created a more accessible entry point for buyers, according to Unlock MLS. While closed sales only rose by 0.5%, pending sales climbed by 15.4%.
“Double-digit month-over-month increases in pending and closed sales indicate that buyers are out there and making moves when the price is right,” Vaike O’Grady, market research advisor at Unlock MLS, said in a press release. “At the same time, we’re seeing a window open for buyers who have been priced out in previous years, especially first-time homebuyers, as more attainable pricing creates new opportunities to enter the market with greater confidence.”
