Pearland approves revised Ivy District plans

Pearland City Council approved revised plans for a mixed-use project in the Lower Kirby Urban District on April 25. The Ivy District, a 48-acre development off of Hwy. 288, was approved by a 3-2 vote. Council members Gary Moore and Derrick Reed voted in opposition.

The Ivy District will incorporate commercial and office components in addition to a variety of residential options, including townhomes, an apartment complex and a senior living facility. The development will also feature recreational green space around Clear Creek.

“I think this has the potential to be a very special development for the city,” Mayor Tom Reid said.

America Modern Green, a subsidiary of Hong Kong-based developer Modern Land of China, had a planned development for the site that was approved in 2014 but could not secure the necessary funding, according to company officials.

“AMG admits their first acquisition in the U.S. was not executed as they intended, and as a result are submitting this revised [planned development] that addresses a more sustainable and financeable development plan and program,” officials said in plan documents.

AMG has since partnered with Houston-based Seuba USA, which has developed more than 40 residential and commercial projects, officials said.

“AMG’s vision for this property is much clearer and realistic today,” documents stated.
