Planned Community Developers, or PCD, has closed on the land for The Orchard at Lower Kirby, a mixed-use development in Pearland, allowing the project to move forward, according to an Oct. 7 news release from PCD.
About the project
The Orchard is planned as a walkable and community-centered destination, located near the intersection of Beltway 8 and Hwy. 288, the release states.
According to city documents, the planned development will be divided into three districts:
Additional amenities include a hotel and conference center, retail and restaurants featuring fine dining, and a walkable gathering place, the release states.
What’s new
In October, Planned Community Developers announced it had closed on the land, clearing the way for the development to advance.
“This represents an important milestone following an extensive, collaborative process focused on ensuring The Orchard aligns with Pearland’s long-term vision,” PCD CEO Don Janssen said in the release.
Janssen said the hotel and conference center is a “critical component” of the development, with hopes that it will boost sales tax revenue and attract corporate headquarters and office users, similar to those at Sugar Land Town Square, as previously reported by Community Impact.
The conference center could also host large-scale events, helping Pearland capture business that has historically gone to venues elsewhere in the Houston area, including The Galleria, he said.
Looking ahead
The developer is selecting retail, restaurant and entertainment tenants for the project, with initial delivery expected in summer 2027, according to its website.
