Manvel City Council is expected to revisit the Presidio mixed-use development at a future meeting after delaying a zoning change for the second time at its Oct. 19 meeting.
What residents need to know
While council did not discuss the development during its regular meeting, Mayor Dan Davis noted that further adjustments and discussions are needed, including on the utility agreement, impact fees and phasing definitions.
Council previously postponed the second reading of the zoning change at its Oct. 5 meeting, with updated plans removing nearly 3 acres of park space and increasing the area dedicated to drainage and detention from about 78 acres to nearly 144 acres, according to city documents.
The proposal presented to council in June included 58 acres of residential development, which has since been removed to accommodate an increase in detention volume and expand the detention area, documents show.
City officials previously noted that Manvel does not have the capacity to provide water service for the development.
Some context
The Presidio development, located east of Hwy. 288 along Hwy. 6 and south of Del Bello Lakes, includes retail uses such as Target and Kroger, potential medical facilities, including a proposed MD Anderson Cancer Center, and other commercial uses, as previously reported by Community Impact.
The development also includes plans for roadways connecting Hwy. 6 to the Hwy. 288 frontage road, including a proposed two-lane thoroughfare that links Hwy. 6 and Manvel Parkway, according to city documents.
Looking ahead
Council took no action on the item and is expected to revisit the zoning change at a future meeting.
