Several ZIP codes in Northwest Austin saw a year-over-year increase in home sales in May, while the median price of homes sold declined by a little more than 7%, according to data provided by Unlock MLS.

Six out of seven ZIP codes in Northwest Austin saw a rise in home sales in May. Homes under contract, or pending sales, also rose—from 126 to 137.
The rise in home sales coincided with a decline in sales prices, dropping from a median cost of $535,000 in May 2025 to $495,000 this May. The 78758 ZIP code saw the largest decline in prices, going from a median price of $698,000 to $395,000. The median price per square foot in Northwest Austin also dropped from $298 to $296.While sales went up, the number of new homes listed on market declined from 250 in May 2025 to 211 this May. The average amount of time homes spent on the market also rose in four of the seven ZIP codes. Overall, the average time increased from 34 to 36.Zooming outThe Northwest Austin housing market follows similar trends seen across the Austin-Round Rock-San Marcos Metropolitan Statistical Area. Median prices declined by about 1% and pending sales rose by more than 14%.
