[caption id="attachment_155763" align="alignright" width="460"] Domain Northside will have 600,000 square feet of space and open in September.[/caption] The 43-acre third phase of The Domain—which includes Nordstrom, Restoration Hardware and Archer Hotel Austin—will celebrate its grand opening this September. Domain developer Endeavor Real Estate Group and its partner Northwood Investors announced May 31 that Phase 3 will be called Domain Northside and have 600,000-square-foot of retail, restaurant, office and hotel space as well as 563 apartments, of which nearly 200 units are already constructed and occupied. “The vision and the vibe of this project is to bring newer emerging brands to Austin, which complement what’s already [at The Domain],” Endeavor Managing Principal Jeff Newberg said. “We wanted to create a collection of stores that when you're in the Domain Northside, you know you’re somewhere different.” Part of Domain Northside has already opened in the roughly 100,000-square-foot Rock Rose district, which features mostly local tenants, such as Birds Barbershop, Tarka Indian Kitchen and The Dogwood and local startups, such as Two Hands Coffee and Weathered Coalition. “You don’t have to go downtown anymore for great entertainment or food,” Newberg said, adding Rock Rose has been performing extremely well. The Domain Phase 1 opened in March 2007, and Newberg said the Endeavor team sought to replicate what worked and improve upon what did not work. “Phase 1 has been very successful in terms of fashion, and we’re trying to bring fresh new concepts,” he said. One area Endeavor sought to improve upon is public space, Newberg said. Domain Northside will have a 9,000-square-foot grassy area, a 1-acre park for events, large shaded trees, public art and a plaza. He said restaurants facing the park will have outdoor patios. “There’s a lot of public space,” he said. “As you walk down the street there are a lot of things to engage you, places to sit and outdoor patios.” Additionally, Newberg said they used several architects so the design of Domain Northside will not all look the same. “We tried hard to create something that feels authentic and has been there for a long time and not feel forced and contrived,” he said. “… It will feel more like a community.”
