With a large project in Friendswood nearing completion and a 9.45-acre senior living project in the Shadow Creek Ranch area of Pearland expected to break ground this summer, both cities continue to be seen as an attractive option for retirees and baby boomers. “Seniors-related housing product is one of the most active residential categories that we’re seeing in this market,” said Brad LyBrand, a broker with NewQuest Properties, in a news release. “There is pent-up demand for these commercial reserves. We’ve had a lot of activity from seniors-related developers.” The Beldon is a project by Friendswood-based Banfield Properties Inc. that is expected to finish construction this year. According to company officials, the property is almost fully leased even though move-ins may not happen until November. The complex has 108 single-story units along with community amenities, such as a banquet room, outdoor pavilion, library, fitness room, private therapy room, and a 22-seat theater.
