New Braunfels median home prices down slightly

The most recent data compiled by the Four Rivers Association of Realtors showed the average days a home stays on the market increasing in ZIP codes 78130 and 78132, the latter by 42.67%.

The median home sales price fell year over year in February in New Braunfels’ ZIP codes, down 6.5% and 15.15% in 78130 and 78132 respectively.

The median home sales price fell to $312,995 in the 78130 ZIP code area and $466,225 in 78132. The average home price over the last six months in the 78130 ZIP code was $350,041 and $516,422 in 78132.

The number of homes sold fell from February 2023 to February 2024 by 14.7% in 78130 but increased by 25% in 78132.

The average number of days a home spent on the market increased by 19.5% in the 78130 ZIP code and by 42.67% in 78132 in the same period.

Also in February, there were 175 homes under contract in 78130 and 86 in 78132, as well as 194 new listings in 78130 and 86 in 78132—a 12.9% decrease in 78130 year over year.
