City of New Braunfels to host public information sessions about upcoming 1,880-acre development

New Braunfels residents will have an opportunity to learn more about a proposed mixed-use development that would be located north of Kohlenberg Road and bisected by I-35 during two planned public information sessions.

Tentatively named Mayfair, the project is slated to be developed by SouthStar Communities on approximately 1,880 acres of land that is owned by the Texas General Land Office.

According to SouthStar, the development would be a master-planned community that would incorporate various types of housing and commercial options.

As part of the planning process, the developer has been in discussions with the city of New Braunfels since early 2020 to negotiate a development agreement. The agreement would outline the roles and responsibilities of the city and the developer and establish how the city will review and grant approvals for projects within the property.

An approved development agreement is required before a water improvement district, or WID, can be established, according to the city.

Though the development is located outside of city limits, the proposed WID would give the city the ability to enter the agreement in order to outline the city’s requirements for permitting and planning as well as SouthStar’s commitment to provide amenities for the district.

Residents can learn more during a public meeting scheduled for May 13 from 6:30-8 p.m. at Oak Creek Elementary School, 3060 Goodwin Lane, New Braunfels. A virtual meeting is also scheduled for May 17 from 6-7:30 p.m. and can be accessed online.
