McKinney City Council members will consider new zoning in June for a proposed multifamily development located between Eldorado Parkway and Stonebridge Drive.
What happened?
McKinney’s Planning and Zoning Commission voted unanimously to recommend new zoning for a 14-acre property during a May 12 meeting. The zoning case will be forwarded to McKinney City Council for final consideration and action June 2, according to a city document.
If approved by council, the property would be zoned as an “MF36” multifamily residential district, according to the city document. The zoning accommodates apartment communities and enables development of up to 36 units per acre, according to McKinney’s Unified Development Code.
Apartments could be developed by right under the property’s current zoning after Senate Bill 840 passed, Chief Planner Kaitlin Sheffield said. SB 840 requires that certain cities permit multifamily and mixed-use residential developments in all nonresidential zoning districts.
The applicant is requesting new zoning in order to “modernize the zoning district,” Sheffield said. City staff is recommending approval of the zoning change, she said.
“From our perspective, it would be supportive of a horizontal mixed-use type of development with all the commercial services existing and proposed along Eldorado and Stonebridge,” Sheffield said.
Zooming out
The property is surrounded by commercial uses to the north and northeast, and office uses to the south and west, according to the city document. An assisted living facility called Village on the Park is located east of the property.
Access to the property will be provided through a road that extends between Eldorado Parkway and Stonebridge, Sheffield said.
Bob Roeder of McKinney-based law firm Abernathy Roeder Boyd Hullett spoke on behalf of the applicant during the meeting. He said he does not expect any improvements to be made to the road, which is a “private drive.” More details about access points to the property will be determined when a site plan is submitted for approval, he said.
