McKinney’s population has more than doubled in the last 20 years, increasing by about 150% from 85,865 in 2004, according to city documents.

McKinney’s population resides in a variety of dwelling units, with the most common unit type being single-family residences. The city’s mobile home units have the highest estimated occupancy rate at 100%, followed by 96.4% of single-family units occupied and 93.7% of multifamily units occupied, according to city documents.
New residents contributing to the population growth are concentrated in north of US 380, with some growth in central and south McKinney. The east side of McKinney saw less population growth than other parts of the city.
