McKinney’s population grows to 198,507 residents in 2021

McKinney’s population has grown by 1.62% from a year ago, according to the city’s most recent estimates.

In January 2020 the population was estimated to be 195,342. Now the population is estimated to be about 198,507.

Over the past 20 years, the city’s population has more than tripled, increasing by more than 239% from 58,438 in 2001, according to a city news release. In 2020 McKinney was ranked as the fourth-fastest growing city in the nation by the U.S. Census Bureau.

“It is always our hope that families, companies and investors will look at McKinney and have the desire to make us their destination, and the numbers suggest that they are,” City Manager Paul Grimes said in a news release.

Additionally, there was a total of $852 million in new construction value added to McKinney in 2020, about a 17% increase from the prior year, the city reported. New commercial growth was also up about 49% from 2019 to 2020.

By 2040, McKinney’s population is expected to grow to approximately 284,000 residents, an increase of more than 80,000 people, reports showed.

“Our rapid growth, while preserving the history and charm our residents love, can be attributed to diligent oversight and planning by dedicated staff, as well as an engaged City Council and community that guides the direction of the city to develop into a world-class community,” Grimes said in the release.
