Homes in Westlake spent on average 44.7% fewer days on the market, while the average number of days on the market in the Bee Cave area decreased 32.5%.

The median home sales price increased 31.9% for the Lakeway area ZIP code 78734 in September, compared to the previous year. The largest decrease in median home sales price was seen in the Steiner Ranch area in ZIP code 78732, with a 19% decrease.

What else?

Many of the homes sold within the market were over $900,000, while the second-largest number of homes sold were in the price bracket of $500,000-$699,999.

Marketwide, there were more closed sales, new listings and active listings this September compared to the previous year. The median price per square foot also decreased from $381 in 2024 to $346 in 2025.

Months of inventory across the Lake Travis-Westlake area decreased to eight in September compared to nine in 2024.

This measure is used to describe how long it would take for the amount of homes on the market to be sold, according to the National Association of Realtors. Six months of inventory indicates properties may slowly become more valuable over time, while less than six months may mean home prices are rising more rapidly, per the NAR.
