Following Cousins Properties’ abandonment of an office development proposal on Lost Creek’s Marshall Tract last year, Madeleine Connor, Lost Creek Neighborhood Association president, said developer and tract owner Dan Marshall is moving ahead with plans for an office complex that would be more agreeable to the neighborhood’s residents.
Paul Schumann, Marshall’s liaison to the neighborhood, said plans for the 37-acre tract would still include two office buildings and one parking garage. However, the project has been revised since April’s announcement that Marshall replaced Cousins Properties as developer for the tract.
Schumann said the site will now include a smaller parking lot surface, and the overall height of the buildings—tallying 350,000 square feet total—will be shorter than the original Cousins Properties plans. The main parking garage, although larger than the April plan indicated, will still be within the 40-foot maximum height limit set out by Marshall, he said. Building 1—consisting only of office space—and the garage will be constructed and leased first, with construction of Building 2 waiting until the first building is fully leased, he said.
Building 2 will be three stories above ground, with one story below ground for additional parking, Schumann said.
