Lakeway council to discuss proposal to build houses, extend Flint Rock Road

Lakeway City Council will consider June 21 a proposed residential development agreement that may one day make it possible to extend Flint Rock Road to the west to connect with Bee Creek Road.

To get there, the city will consider a proposal before the council to work with Legacy DCS in its pursuit of developing single-family homes on 43.88 acres that today lies west of Serene Hills Drive in Lakeway’s extraterritorial jurisdiction, or ETJ.

As part of the proposed agreement, the city would agree to annex the property and zone it for residential use. In the plan, Legacy DCS would extend Flint Rock to serve its development and be required to hold additional land in reserve for future public right of way necessary to extend Flint Rock beyond the subdivision.

Another proposal in the agreement to be under review by council would allow Legacy DCS to build some residential structures 32 feet above the finished grade of what would be a future neighborhood of homes most likely to carry the name East Side Landing.

The neighborhood as envisioned would be split into two sections by Flint Rock with the eastern edge of the property having greater density than the western portion, according to city documents. The western portion also contains a current residence that the developer is proposing to keep in place.

If built as conceived by the city’s long-term road plan, Flint Rock would create a path for motorists running parallel to Hwy. 71, according to the Lakeway Thoroughfare Plan.

Legacy DCS came before the council at its previous May 17 meeting for an initial discussion of the residential plan, and at that time, had not yet closed on the purchase of the property in question, according to Paul Shepherd, who represented the developer before council.

Approval of the development agreement would be just one of many steps required by city before actual construction could begin. For example, zoning issues would first need review by Lakeway's Zoning and Planning Commission.
