Bee Cave approves pre-designs for multifamily at the Village at Spanish Oaks

This approved ordinance required that prior to construction of any improvements or structures on the property, a replat and site plan must be approved by the city, according to city documents.

An architectural pre-design package was submitted to the city for Parcel E, the northeast parcel at the Village at Spanish Oaks, which includes a five-story multifamily residential building, according to design plans.

Renderings of the development show that the residential complex is planned to have a dog park, fitness center, plunge pool, swim-up bar and other outdoor amenities.

The plan for Parcel E also includes a parking structure that would be partially visible from Hwy. 71 if the land next to it remains undeveloped.

City documents state that staff is “concerned” that the exposed parking garage levels could be “unscreened indefinitely” if the parcel next to the residential building remains undeveloped.

“It seems like a common theme within the ordinance that any exposed facade would either be screened or contain any sort of architectural detailing,” senior planner Sean Lapano said.

The parcel next to the garage, Parcel D, is expected to host offices, yet there are currently no development plans as it is driven by market demand, Village at Spanish Oaks developer Jack Creveling said.

Creveling said he has “confidence in the market” and believes that the adjacent parcel will be developed with something “attractive.”

Currently, tree foliage would cover most of the parking garage with some top floors peaking through.
