Although Coastal Rim Properties has built major developments in Honolulu, the family-owned company was drawn to the Austin area for its uniqueness, he said.

“We had heard great things about Austin,” Mola said. “For some [prospective buyers], the project is positive—how much can you get in this area for $300,000? The price of an apartment [here] is about the same as a mortgage on one of these units.”

Mola said he hopes to break ground on the development in May.

Office complex changes OK’d

On Jan. 20, Rollingwood City Council agreed to allow developer Endeavor Real Estate Group its requested planned unit development, or PUD, amendments. However, the group must comply with the city’s planning and zoning conditions.

Endeavor sought to add 1,500 square feet of footprint and 5 feet of height for its proposed fourth office building at Rollingwood Towne Center. The PUD will include four buildings and three parking garages.

At the meeting, Timberline Drive residents expressed their concerns over light pollution from Latinworks, the tenant in the first building of the center, as well as its parking garage.

The city’s planning and zoning Commission recommended on Jan. 19 approving the amendment if Endeavor reduced the potential light pollution of the parking garage by installing mechanical screens, planting trees, and choosing a different color for the side of the garage that faces residents, City Attorney Doug Young said.

“We can’t do a site plan until we know the height of the building,” Endeavor principal Bryce Miller said. “[Conditionally approving the PUD amendment] will allow me to go further on the design process. I’m willing to say I won’t even submit the building permit plans for review until I’ve satisfied the lighting issue.”

Development to open in February

With pedestrian access to Lakes Travis and Austin, Lakeside Villas II-Lake Travis will provide buyers with an avenue for water activities, the project’s broker Jay Johnson said.

The six-unit, gated condominium development set in three buildings sits on the west side of Mansfield Dam at 4301 Mansfield Dam Road, Austin.

“[The site] was one of the last [RR 620] frontage tracts left in the corridor,” Johnson said. “It’s going to be a ‘lock-and-leave’ community, so the buyers probably won’t be part-time.”

The project’s first building will be available for move-in by the end of February, Johnson said. Units will range in size from 1,264 square feet to 1,750 square feet and are priced from $268,000, he said.

Bicycle shop will complete site in Bee Cave’s Uplands Village center

Developer Carr Development plans to complete the final phase of development at the Uplands Village Shopping Center, 12101 Bee Caves Road, Bee Cave, this spring, Carr Development President Scott Carr said.

Bicycle Sport Shop will lease out 6,000 square feet of the 7,200-square-foot building, with 1,200 square feet still available for lease, he said.

“Bicycle Sport Shop has been around in Austin forever, so that’s pretty exciting,” Carr said.
