Per Bee Cave ordinances, when the city annexes property into its boundaries, the property is automatically zoned as agriculture. Within 120 days of annexation, the city must rezone the tracts to more permanent classifications including neighborhood service, patio home, public and town center.

Annexation A home rule city may bring into its borders land located within the city’s extraterritorial jurisdiction, or adjacent to the current boundaries, and is required to provide basic city services to its residents.

Neighborhood Service This designation includes low-intensity and limited retail activity uses that serve neighborhoods, including small grocery stores, pharmacies, hair salons, dry cleaners, tailors, florists, day care centers, medical/dental and general offices, smaller banks or financial institutions, small restaurants, farmers markets and car washes.

Public This designation includes government, civic or public uses, such as schools, churches, cemeteries and public buildings.

Single-Family Patio Home This designation includes primarily detached single-family homes on compact lots with one side yard that are arranged in a clustered lot pattern with a common open space.

Single-Family 20 This designation includes primarily very low-density, detached, single-family residences on lots of at least half an acre, such as The Uplands development.

Single-Family Rural Residential This designation includes primarily very low-density, detached, single-family residences on lots of at least 1 acre.

Town Center This designation is intended to include an environmentally sensitive, mixed-use focal point site for Bee Cave and can only exist along Hwy. 71 near the intersection of RR 620 and Bee Caves Road. It includes a mixture of retail, office, governmental and residential uses with public pedestrian walkways, open areas and extensive landscaping in order to create a “pedestrian-friendly” environment.
