Keller Planning and Zoning will hold a public hearing and consider six development proposals during its Sept. 8 meeting, including plans for a new Kroger grocery store and a mixed-use development with brownstone homes.

The public notice from Keller Planning and Zoning states that a specific use permit has been filed for a proposed Kroger, which would be on 5.19 acres at the corner of Keller Parkway and Town Center Lane and span nearly 100,000 square feet.
The grocery store would also have a fuel station facing Keller Parkway behind the CVS. The official address would be 1025 Keller Parkway, Keller, according to city documents.
A mixed-used development, titled Samantha Springs Commerce in planning and zoning documents, would have 31 brownstone units, 8.19 acres of non-residential development space and 3.27 acres of open space. The development’s address would be 800 N. Main St., city documents state.
The applicant, named Jason Claunch from Catalyst Commercial, requested that the land be rezoned from commercial and light industrial to planned development–mixed use, according to city documents.
The applicant is also requesting a future land use plan amendment to adjust the retail/commercial and patio/garden/townhome zoning, which implements a specific lot-size standard, to mixed-use.

If planning and zoning votes in favor of the plans, the requests will then be presented to Keller City Council members for approval at a later date.
Other requests for planning and zoning will open to the public hearing, including specific use permits for a Pet Care Plus to operate a dog grooming and boarding facility at 750 S. Main St., Ste. 110.
Another specific use permit request is for a salon called Earth Nail Spa to operate in Keller Commons at 1637 Keller Parkway, Ste. 200.
