Houston-based commercial real estate company NewQuest is set to develop a new 18.5-acre retail and residential project along one of the few remaining tracts along Morton Road in Katy.
What’s being done
The unnamed project, located at the southwest corner of Morton and Porter roads near the 100-acre Katy Park Youth Sports Complex, is slated to house multitenant retail buildings, including one that is going to be 10,860 square feet, per the release.
It will also have at least five pad sites on just under 7 acres for quick-service restaurants and retailers in addition to several food and beverage concepts, said John Nguyen, NewQuest’s senior vice president.
The site will also feature a modern farmhouse-style residential complex with 334 units by Pelican Builders Inc., per the release. The units will be a blend of one-, two- and three-bedroom floor plans with an average of 865 square feet per unit.

Zooming outNewQuest has several other nearby Katy retail developments, including Grand Morton Town Center, Katy Grand and Texas Heritage Marketplace, aimed at preparing for the number of people projected to move to the city in the coming years, according to the release.
"The area's future growth and success of NewQuest's other Katy projects bode well for this development site," Nguyen said. "Demand for housing and retail remain high in the Katy area."

Construction is anticipated to begin in early 2027 and is estimated to be completed in 2028, per the release.
