Council approved rezoning 2.109 acres at 22700 Hufsmith-Kohrville Road from agricultural to commercial.
The property, made up of two tracts totaling just over two acres, sits along a major corridor and is located within an area the city identifies as suitable for commercial growth, city staff said. The change supports future nonresidential development and aligns with surrounding commercial activity.
Council also approved rezoning 3.140 acres on Medical Complex Drive from agricultural to duplex.
The request, submitted by Harkins Medical Properties, shifts the tract—located near Tomball’s growing medical district—toward residential use. The duplex zoning designation will allow for the development of two-unit residential structures.
A third zoning approval brings an existing office use into compliance. Council approved rezoning 0.9966 acres at 13519 Zion Road from single-family to office.
The property has operated as an office for several years despite its residential zoning. Staff said the site’s proximity to Tomball High School and its parking areas make it less suitable for future single-family homes.
The office zoning district—the city’s lowest-intensity commercial designation—provides a buffer between the school and nearby homes while formalizing the current use, the applicant said. The space will serve as a law office.
