LGI Homes announced it will build a new master-planned community in Magnolia, with more than 1,300 single-family homes at full build-out, according to a June 12 news release.

“Bringing Magnolia Woods to market signals an exciting step in the evolution of our neighborhood development,” said Pat Vedra, LGI Homes' regional vice president of land acquisitions and development, via news release.

The Magnolia Woods community will offer homes sold under both LGI Homes and Terrata Homes.

A closer look

The houses under LGI Homes will range from 1,076-2,174 square feet with three- and four-bedroom layouts. LGI Homes will begin offering the homes at a starting price of $259,000, according to the release.


Terrata Homes will offer housing designs ranging from 2,348-3,101 square feet across four- and five-bedroom layouts. Terrata Homes will begin offering the homes at a starting price of $529,900.

According to the release, Flower Patch Park, a community space featuring a playground, will open in late 2025. Over time, LGI Homes said Magnolia Woods will further develop to include a dog park, splash pad and walking trails.

What to expect

Families living in the Magnolia Woods community will be zoned to Magnolia ISD, with Magnolia High School sitting 4 miles away, according to the news release. Magnolia Woods began new home sales June 14.
