Developer Shea Homes has purchased land for a 700-home community spanning 300 acres along Dobbin-Huffsmith Road north of Hardin Store Road in the Magnolia area, according to an Oct. 4 news release. The community, named Woodhavyn, is anticipated to begin home sales in late 2023.

Woodtrace Boulevard, an extension from Hwy. 249 to FM 2978 at Mansions Way, will run through the property, according to the release.

Homebuilders and prices have not been determined for the new community as of the time of publication. However, homesites will range from 40 feet-70 feet wide.

“Just west of The Woodlands, Woodhavyn offers excellent access to [Hwy.] 249 and FM 1488 in a fast-growing area of Montgomery County,” said Jim Zimmermann, vice president of land acquisition and development for Shea Homes, in the release. “In addition, FM 2978 is nearby, offering a straight shot to the Grand Parkway, and The Woodlands is just a few miles to the east.”

Woodhavyn is also planned to include waterways, green space, a 4-acre recreation center and a 1.5-acre lake as well as Mill Creek running through the southern part of the property, according to the release. Homes will be zoned to Magnolia ISD schools.


Woodhavyn's announcement comes on the heels of Shea Homes' new 740-acre community—Evergreen—breaking ground off FM 1314 in Conroe for home sales to begin in spring 2023.
