H-E-B opened in Magnolia, near the intersection of FM 1488 and Spur 149, in November 2022 as part of the Magnolia Place development. Since then, that development and two others—Magnolia Village and Heritage Green—have seen many business openings that include retail stores and restaurants.

Magnolia Economic Development Director Rachel Steele said roughly 21 businesses opened at this intersection between November 2022 and the end of 2023, with 12-14 businesses expected to open in 2024.

“The three developments collectively total 260 acres of commercial property,” Steele said. “That’s a development record as far as commercial acreage goes for the city.”

Steele said she believes the boom in openings is the result of over a decade of residential development that needed to happen before commercial development could take place.

“I don’t think developers were expecting such a high and sustained level of support from the community for a development that wasn’t anchored in a suburban or urban setting,” Steele said.

Zooming in

Janice Kolin-Anderson, who owns Half Baked Goodness with her daughter Lindsey Kolin, said they wanted to be close to the H-E-B.

“I knew this was what was coming and that the traffic would be so wonderful,” Kolin-Anderson said.

Half Baked Goodness opened within the Heritage Green development on June 26.

Businesses at the intersection have also helped create around 150 jobs in the past year, a number that is expected to double as more businesses open through 2024, Steele said.

Steele said all three of the developments have a Phase 2 to their development timelines, with planning already underway in some cases.

“We know that the growth wave will continue throughout Magnolia and the southeastern portion of Montgomery County for the next few years,” Steele said. “We’ll see another wave of business openings in early spring and [as] summer approaches.”
