We always suggest our clients start with the home’s major systems [such as] roof; [heating, ventilation and air conditioning]; foundation; and water heater before jumping into the fun stuff. Any rotten siding and wood trim should be addressed as well. If all of their money is spent on interior updates but the roof, HVAC or siding are in disrepair, buyers are usually going to request a price reduction, repairs or replacement despite the updated interior. In some neighborhoods, updated windows are important as well. If the major systems are in good condition, I suggest everyone start in the kitchen followed by the primary bathroom. Replacing or getting rid of any rotten old decks is also important.
Can you give some examples of the best way to give a dull space a facelift?
Adding color, pattern and texture is the easier way to brighten up a dull space. Lighting is important as well. With our soft staging, we bring in wonderful pillows, rugs, throws, floor or table lamps; change out lightbulbs with fluorescent or blue lighting; add plants; and a tired, old room comes to life. Fresh paint is a biggie as well.

Open up the kitchen to the family or living room; take down a wall; remove hanging cabinets and add more seating around the kitchen island; remove carpet in any of the main living areas and primary bedroom; change old, bulky ceiling fans; and add recess lighting in main living areas to create a brighter, cheerier home.
