The change comes after some council members and P&Z commissioners shared their desire for commercial areas within the development at an April 22 meeting.

The Lake Pointe Green development aims to take a trail-oriented approach to surround various types of housing opportunities, Lovett officials previously said.
According to the new concept plan, the 53-acre site would be include:
- 10-15 acres of multifamily housing, totaling up to 720 units
- 25-30 acres of townhomes, duplexes and multiplexes
- At least 5 acres of recreational space
- Optional commercial areas

Jared Jameson, president of the Lake Pointe Homeowners Association, was one of several residents who spoke during the public hearing May 6 in support of the development.
“We need to make sure we make good decisions about this property and about [Imperial Historic District] and others too,” he said. “I think council and planning and zoning needs to be careful about turning away quality developers. We’ve already turned away one quality developer—in my opinion—and if we turn away another, we may not like who we end up with.”
Meanwhile, P&Z commissioner Mary Smith said she applauds Lovett for adjusting the overview of the concept plan based on city and community feedback.
“I think that shows their willingness to work with the city and to give us something we can really be proud of,” she said.
What else?
The Sugar Land 4B Corp. also approved providing $7 million to Lovett to support the development’s civic and recreational areas at its May 6 meeting.
According to agenda documents, the funds can be used for park-related projects including:
- Land
- Buildings
- Equipment
- Exhibition facilities
- Open space improvements
- Related road improvements
Going forward
P&Z commissioners will issue a recommendation on if the concept plan should be approved at a May 12 meeting, followed by City Council action May 13, Redevelopment Planning Manager Ruth Lohmer said.
If approved, Lovett officials expect to begin the phased project in 2025, with first housing deliveries in 2028 and completion in 2034, officials previously said.
