Vacant land in Telfair could soon be the site of a number of new businesses, including in the home improvement, retail and banking sectors.

The Sugar Land Planning and Zoning Committee recommended that Sugar Land’s mayor and City Council approve the Telfair West Commercial District, Tract C-3A Final Development Plan during an April 27 meeting. The committee heard a presentation on the tract by Sugar Land Planner II Laura Waller and held a public hearing with no commenters. If approved by mayor and council, the tract would be rezoned from a general development plan to a final development plan.

The nearly 8.5-acre development site is located at the northwest corner of I-69 and University Boulevard in Telfair. The final development plan includes three single-story buildings to be built on three reserves. The buildings include an approximately 12,000-square-foot multitenant retail center, a 4,000-square-foot bank and a 75,000-square-foot home improvement store.

Floor & Decor, a hard-surface flooring retailer, is the proposed tenant of the home improvement space, according to agenda documents. A coffee shop with a drive-thru lane is planned behind the retail center. The plan also includes the option for an outdoor dining space.
