Hillwood Communities, a residential real estate developer, has started selling homes for Valencia, a 440-acre community in Manvel, according to a Jan. 18 news release.

The details

Perry Homes will be the first builder, offering 13 different floor plans on 224 homesites, according to the release. These homes range from 2,200-2,800 square feet, encompassing both one- and two-story layouts. They are priced in the mid-$400,000s.

Coventry Homes and Pulte Homes will also build homes on the site, according to the release.


The community, officials said in an email, will include an amenity center, which will feature:
  • Infinity edge pool
  • Event lawn
  • A clubhouse
  • A playground
The master plan incorporates multiple parks, and several homes will back onto waterways, according to the release. The community is projected to reach a full build-out of 1,000 homesites upon completion.

The community will be located in Alvin ISD, with schools nearby and a proposed elementary school campus to be constructed, according to the release.

What’s next?

Move-in-ready homes are expected by this summer, with Perry Homes already having a sales center open and Pulte Homes beginning construction on its model homes in anticipation of future sales, according to the release.
