Talks continued about the possibility of building a self-storage facility for boats and RVs near the northeast corner of Dixie Farm Road and Main Street, which would require rezoning the nearby land.

The details

Pearland City Council considered a zoning change request at its May 12 meeting to reclassify 15.9 acres of land from light industrial and heavy industrial to a planned development district, in order to build the storage facility.

The facility will feature 131 covered spaces and 246 enclosed units ranging from 35 to 50 feet deep. It will include gated access, full concrete driveways, and digital rental and entry systems.

The site, owned by Dixie Farm Property LLC and represented by applicant Paige McKee, is currently undeveloped and sits adjacent to industrial land and a landfill.

The Planning and Zoning Commission unanimously recommended approving the zoning change on April 21.

The city sent notices to nearby property owners, and placed a public ad in the Pearland News Reporter seeking public input. 13 public comments were submitted in favor of the project.


The backstory

City planning staff initially raised concerns over several requested deviations from city development standards, including reduced facade articulation, minimal transparency along Dixie Farm Road and no pedestrian sidewalks. However, the applicant later revised the site plan to address most issues, including fencing, Martin Griggs, deputy director of community development said.

Looking ahead

The city is currently waiting to acquire a right-of-way permit for Dixie Farm Road before it has the second and final reading where City Council will vote on the ordinance.


City Council will hear a second and final reading of the ordinance when it meets May 19. If passed, construction could begin following permitting and drainage approvals.
