The big picture
The 2,951-acre development by Hines, a global real estate investment company, will feature single-family homes in a variety of lot sizes by eight homebuilders, according to a Jan. 23 news release.
The development, which has yet to be named, will be located at the corner of FM 1093 and Texas Heritage Parkway, which Hines will be responsible for extending from its end just south of FM 1093 to Winner Foster Road, according to the release.
This marks one of Hines' largest land purchases for a single-family development, according to the release. No commercial or multifamily sites are planned for the acreage, Hines officials said.
The details
Homebuilders for the community include Toll Brothers, Perry Homes, Highland Homes, Village Builders/Lennar Homes, Dream Finders Homes/Coventry Homes, Westin Homes, Newmark Homes and Beazer Homes, according to the release.
The community is also set to have a 5-acre recreation center featuring:
- A resort-style water feature
- Large playground
- Clubhouse

Hines officials said future students will be zoned to Lamar CISD, which demographers expect will gain more than 19,600 new students over the next decade.

Zooming out
Hines has more than 65 years of experience in Texas and has completed over 26 communities in the southwestern part of the state, with 13 additional developments under construction, according to the release.
The developer has seven other Houston-area developments, such as Grayson Woods in Katy, Laurel Glen in Houston and Brookewater in Rosenberg.
What’s next?
Construction is expected to begin in early 2025, with the first lots delivered in 2027, according to the release.
