A new retail development called Fulshear Gateway intends to welcome community members into Fulshear’s future downtown district.

Construction on Fulshear Gateway is set to break ground April 19, if weather permits, on 6 acres at the intersection of Wallis Road and FM 359, said Danna Sossen, vice president of Houston-area real estate company ICO Commercial.

ICO Commercial will manage the center’s leasing for developer AHV Enterprises, Sossen said. The 20,000-square-foot retail center could feature about seven to 10 tenants, ranging from retail and restaurants to medical and beauty services.

The center will comprise three buildings with the potential for open-air patios and drive-thrus. One 4,000-square-foot building will be a stand-alone space Sossen said the developer hopes to fill with a family-oriented restaurant where the community can gather.

“It's a Class A property, and we're looking for the same type of caliber of tenants to service the community because I think that's the kind of community that's out there,” she said.

Zooming out

Fulshear Gateway will be one of the first new developments joining Fulshear’s future downtown district, which was part of the city’s streetscapes master plan.

“It’s going to be destination-oriented tenants if you will, so it’ll bring people to that area,” Sossen said. “We’ll be probably the first [development] that’ll be up ... so we’ll be ahead of the game bringing people to that area.”

Future projects could transform Wallis Street and Main Street into one-way roads, with Wallis taking on southbound traffic and Main taking northbound, Community Impact reported. Plans also include widening and reconstructing Harris Street with on-street parking and wide sidewalks for both foot and bike traffic.


Other developments have been announced along FM 359, including the 100,705-square-foot Fulshear Marketplace and an H-E-B on the southeast corner of FM 359 and FM 1093, Community Impact reported.
