Katy’s master-planned community Sunterra ranks third in the RCLCO Real Estate Consulting’s list of the mid-2023 sales top 50 master-planned communities, according to the July 25 report.

Sunterra, located at 108 Eliana Shores Drive in northwest Katy, has claimed the third-place spot by attaining 669 sales. This marks a 49% increase compared to the corresponding period in the prior year, as stated in the report.

For the second consecutive year, Sunterra has secured a position within the top 10 ranks. In the previous year, Sunterra held the eighth place and stood out as the sole multiplanned community to attain a top 10 ranking in the Houston metro area.

The Houston metro ranked as the top-performing metropolitan area, with 13 communities in the top 50. These communities represented over 4,800 sales in the first half of 2023, accounting for nearly 24% of all sales among the ranked communities, the report states.


“More than 600 families have chosen to make Sunterra their new home in 2023,” Regional President of Starwood Land John Brian said in a July 5 news release from Sunterra.

Twenty-three builders offer homes in the 2,303-acre master-planned community, which is planned for approximately 7,000 homes, according to a news release.

According to the release, the multiplanned community has started construction on an amenities village called The Retreat.


The Retreat will offer the following amenities:
  • Resort-style pool with a water slide
  • Lazy river
  • Splash pad
  • Clubhouse featuring a fitness center, meeting rooms and event space


The amenity village, designed by KGA DeForest Design, is set to open in late 2024, per the release. The estimated cost of The Retreat amounts to $12 million.

“The Retreat will provide a fun, safe environment for friends and family to relax and enjoy time together,” Brian said.

Sol Club, another amenity village for Sunterra, is planned to open in 2025. This amenity village will feature a Crystal Lagoons amenity and will cost approximately $21 million, according to the release.
