What we know
The Swift Building is a former cottonseed oil refinery and historical landmark in the Heights that developer Radom Capital and Triten Real Estate partners are transforming into a revitalized mixed-use space. The 4.47-acre development, located on Waverly Street, is anticipated to open in 2026.
In May, Barton Kelly, president of Radom Capital, told Community Impact that the building had already received five signed leases, including a Tex-Mex restaurant, wellness spa, fitness studio and med spa.
Escalante's

Escalante's serves authentic Tex-Mex dishes such as brisket queso, fajitas, enchiladas, street tacos and quesadillas. The restaurant also serves weekend brunch.
Happy hour also occurs Monday-Friday from 3-6 p.m., with cocktails such as margaritas, ranch waters, beer and wine. Mocktails and light bites are also available.
Escalante's will occupy 4,500 square feet of space in the building and include two patios.
Merit Coffee

According to the business' website, the cafe's also serve a variety of coffee-based beverages, including cold brew, espresso and slow pour, in addition to refreshers, tea, matcha and fresh pastries.
“We’re beyond excited to finally bring the Merit café experience to Houston,” CEO of Merit Coffee, Bill Ellis, said in the release. “This is something our customers have been asking for, and we’re thrilled to create new community spaces where our guests can enjoy world-class coffee, thoughtfully designed environments and genuine connection.”
Merit Coffee will consume1,400 square feet of space in the Swift Building and include a patio overlooking the hike-and-bike trail.
Looking ahead
According to the news release, openings for tenants located in the Swift Building are planned for fall 2026. Specific details for additional tenants are expected to be released soon, although an exact date was not given.
