A new 49,000-square-foot mass timber office building is now open in Bridgeland—the first of its kind in the Greater Houston area—development firm Howard Hughes announced in a Nov. 13 news release.

The overview

Called One Bridgeland Green, the office building incorporates engineered wood known as mass timber and floor-to-ceiling windows to achieve a biophilic design that “brings the outdoors in,” according to the news release.

Tenants also have access to patio space, bicycle storage and showers.

Located at 20203 Bridgeland Creek Parkway, Cypress, the three-story building is positioned in Bridgeland Central, the master-planned community’s 925-acre commercial district.


Howard Hughes broke ground on the building in May 2024 and was 80% pre-leased within three months, per the release.
One Bridgeland Green is a 49,000-square-foot, three-story Class-A office building located in Bridgeland Central, Cypress, Texas. According to the news release, active tenants as of press time include:
  • Advanced Orthopaedics & Sports Medicine, 17,752 square feet
  • Howard Hughes, 14,000 square feet
  • CrossCover Insurance Headquarters, 8,684 square feet
One Bridgeland Green was designed with several sustainability measures in mind, per the announcement, with the goal of achieving the LEED Gold and Fitwell certifications—two recognitions for “healthy” buildings.

The building’s materials include sustainably-harvested timber, low-carbon concrete and zinc cladding. Additionally, the timber structure will avoid 2,750 metric tons of carbon dioxide emissions and store an additional 1,320 metric tons—the equivalent of removing 284 cars from the road, according to the news release.

The office is also within walking distance of an additional 128,000 square feet of restaurant and retail space, with access to businesses including:
