Bridgeland will soon be home to the Greater Houston area’s first mass timber office building. Officials with Howard Hughes Holdings Inc. held a groundbreaking ceremony May 9, according to a news release.

One Bridgeland Green is a 49,000-square-foot project part of the 70-acre Village Green at Bridgeland Central mixed-use development.

The details

One Bridgeland Green will feature a modern agrarian design and:
  • Floor-to-ceiling windows
  • Shaded porches
  • Pedestrian connectivity to office, retail, restaurants, multifamily, and hike and bike trails

The project was designed with sustainability in mind. Officials said it will use spruce-pine-fir, dowel-laminated timber decking, cross-laminated timber shear walls, low-carbon concrete and zinc cladding.

Additionally, the facility will feature a 10,000-gallon rainwater harvesting cistern, which will recycle both rainwater and HVAC condensation, along with water-efficient fixtures.


Electric vehicle charging stations and solar panels will also be on-site.

One Bridgeland Green is expected to:
  • Reduce annual energy usage by 25%
  • Lower municipal water consumption by 80%

Lake Flato architect Ryan Jones said the mass timber concept is unique for Texas.

“We see a significant reduction in embodied carbon throughout a project’s lifecycle compared to a steel or concrete building,” he said.


Jim Carman, president of the Houston region for Howard Hughes, said he is already seeing “tremendous leasing momentum.”

“With its emphasis on sustainability and wellness, One Bridgeland Green is the perfect catalyst to ignite substantial commercial growth within the emerging 925-acre urban district of Bridgeland Central,” Carman said in the release.

Village Green at Bridgeland Central broke ground on Feb. 26. In addition to the mass timber office, the development will feature 28,000 square feet of retail and restaurant space as well as a 100,000-square-foot H-E-B grocery store. Officials said the H-E-B will open by the end of the year, and the retail and restaurant component of Village Green is set for completion in spring 2025.

Cypress Christian School and Harmony Public Schools both broke ground earlier this year on new campuses in Bridgeland near the Grand Parkway.


What’s next

Construction on One Bridgeland Green is expected to be complete by summer 2025.

The Bridgeland Welcome Center and Howard Hughes’ Bridgeland team will relocate to this office building upon completion, and officials said additional leases will be announced in the coming months.
