Brazos County approves $2.4M property purchase amid transparency, cost concerns

During the conversation portion of the agenda item, County Judge Duane Peters said the acquisition is intended to prepare for future growth and potential jail expansion.

“If you don’t plan ahead for things, when the time comes, it may not be available at all,” Peters said.

What residents are saying

Some community members questioned both the price and the level of public information provided before the vote.

Resident Cathie Viens told commissioners the property’s recent sales history raised concerns, noting it sold for significantly less in previous years. She argued the county was asking taxpayers to absorb costs for a need that may not arise for another decade.

“It feels like we’re pre-loading the expenses of needs for the next 10 years onto today’s generation,” she said.

According to filings from the Brazos County Central Appraisal District, the property’s 2026 appraised and assessed value is $1,444,960. Five years ago, it was $861,803.

Resident Peter Michelena echoed concerns about transparency, saying agenda materials did not explain how the property would be used or how it fit into the county’s long-term planning efforts.

“There’s no explanation on our agenda item as to why the court is making this decision,” he said.

What Commissioners Court is saying

Peters acknowledged the county has been pursuing the property before but was unable to purchase it before another buyer got it.

“We’ve looked at that property twice, and we didn’t get it purchased because somebody else ended up buying it,” Peters said. “If we didn’t take action ... it’s not going to be available.”

Brown said he was troubled by the purchase price and questioned whether the county had explored negotiating a lower offer.

“It bothers me as a former businessperson that this property has a market value of $1.4 million,” Brown said.

Precinct 4 Commissioner Wanda Watson supported the purchase, arguing county leaders must prepare for future population growth and facility needs.

“Ten years from now, we probably won’t recognize this county,” Watson said. “We’re just trying to be proactive.”

• Medical Examiner’s office coming soon: The court approved a forensic lab technician job description. It marks another step toward launching Brazos County’s first medical examiner’s office, which is expected to open this summer.
• Veterans Services update: Veteran Services Officer Kale Murray reported his office has helped roughly 1,300 veterans and family members this year and helped secure nearly $1 million in VA backpay since December 2025.
• County master plan: Commissioners approved advertising a request for proposals for a comprehensive Brazos County Master Plan that will guide county growth, infrastructure and operations over the next 20 to 25 years.
• CHIRP update: Commissioners approved a wire transfer of up to $22 million to the Texas Health and Human Services Commission for the Comprehensive Hospital Increase Reimbursement Program, which helps fund increased Medicaid payments to participating hospitals.

Commissioners Court will meet again at 10 a.m. June 23 at the Brazos County Administration Building.
