Retail development on the horizon near Costco in College Station

The details

The developer has contracted to purchase about 13 of the 28 acres at the intersection of the Hwy. 6 frontage road and Corporate Parkway, adjacent to the existing Costco Warehouse. Corinth will have the option to purchase the remaining 15 acres as development proceeds.

While there are no specific development approvals yet because the property remains under contract, it is currently zoned as “general commercial,” which broadly covers wholesale sales and services, general retail and service businesses, and office uses.

The real estate contract was entered into by the city of College Station and Corinth on Jan. 9, 2025, and remains in the feasibility period, where Corinth and city officials explore options for the general layout and design, as well as the city’s potential contributions to the public plaza area.

City Council approved an extension to the feasibility period by 180 days at its Feb. 26 meeting.

Why it matters

The proposed development comes amid significant residential and recreational expansion in south College Station.

Ostrowski noted that thousands of residential units are planned for development in the area, along with the proposed baseball and softball complex east of the site, which is projected to generate an estimated 60,000 annual hotel room nights, further increasing demand for commercial services and dining options nearby.

“Between expanded tourism opportunities and residential development activity, the demand for more high-level quality-of-life amenities will continue to grow,” Ostrowski said.
