Total home sales rose in three of five local ZIP codes when comparing December data year over year while one ZIP code remained stagnant and another saw the month's only decline. Neighborhoods that saw an increase include 77005, 77096 and 77401, which encompasses West University Place, Meyerland and Bellaire.
Homes in the 77025 ZIP code, or the Braeswood and Willowbend areas, did not see an increase or decrease and remained flat at 16 homes sold in December 2023 and 2024. Meanwhile, the 77030 ZIP code near the Texas Medical Center saw a 37.50% decline in homes sold.The median price of homes sold also rose in the same three ZIP codes where home sales increased, which were 77005, 77096 and 77401, and in the one ZIP code where home sales remained stagnant, 77025.
The largest increase in prices was in the Bellaire neighborhood, which rose from below a million dollars at $917,140 to $1.34 million. The only area to see a decrease in prices last month were homes in the 77030 ZIP code, where prices dropped from $1.5 million to $1.1 million.More details
Homes also spent fewer days on the market in three of five local ZIP codes, including 77025, 77096 and 77005. Homes in West University Place spent five less days on the market while homes in the Braeswood and Meyerland areas spent 19 days and 14 days less on the market, respectively. However, homes in the 77030 and 77401 ZIP codes spent between 16 to 32 more days on the market in 2024 than 2023.On the other hand, of the 86 homes sold in December, more than half, or 46, were sold for a million dollars or more in all five ZIP codes. Homes between $250,000 and $499,999 accounted for the second highest price point for the second month in a row with 20 homes sold in that range.
There were two homes sold for less than $250,000 and four between $750,000 and $999,999. The remaining 14 homes were sold between $500,000 and $749,999.
