The total number of homes sold was down across all five local ZIP codes covering the Bellaire, Meyerland and West University Place areas when comparing data from March 2024 with March 2023.
Three of the five local ZIP codes saw a drop of 10 or more home sales when comparing the two months, while the 77401 ZIP code, which covers Bellaire, saw a drop of nine total homes sold. The Bellaire ZIP code has now seen fewer homes sold in each of the
first three months of 2024 when compared to 2023 sales in those months.

The median price of homes sold saw small changes in three of five local ZIP codes when comparing March 2024 with March 2023. The 77401 ZIP code saw a 24% drop in median price, while the 77030 ZIP code—where significantly fewer homes are sold in general—saw a 35% increase.
When it comes to the average number of days a home spent on the market before selling, trends varied across the five local ZIP codes, increasing in Bellaire and University areas while dropping in the Meyerland and Braeswood areas. Homes sold after around 60-80 days on average across all five ZIP codes.
Around 35% of homes sold in March 2024 sold for more than $1 million, while another 35% sold within the $250,000-$499,999 price range.
