4 real estate trends to know in New Braunfels in 2019

Comal and Guadalupe Counties as well as New Braunfels have recently—and continue to—experience a healthy real estate market. According to market experts, this is largely due to the market’s position between San Antonio and Austin. Data shows that the health of the market is manifested through both increased home sales and active listings.

1. Real estate markets in Comal, Guadalupe counties remain healthy

Peggy Jones, president of the Four Rivers Association of Realtors, said now is a good time to be involved in the real estate market in both Comal and Guadalupe counties.

“The housing market in these two areas is currently extremely healthy,” Jones said.

Jones also said although it is a good time to both buy and sell homes locally, due to the health of the market, the area real estate landscape is currently a seller’s market.

“They’ll have multiple people interested in buying the home,” she said. “And they usually will get their asking price or very close to their asking price.”

For the most part, Jones said, sellers do not typically have their home listed for more than 30 days before it is sold. The market’s success can be largely attributed to the growth in the region.

“Austin and San Antonio are both very high-growth major cities, causing everything in between to be very high-growth as well,” Jones said.

“And the fact that we have a very good economy in Texas—we have employers; we have universities; we have a wonderful climate here. All of these things are attracting people to this area. That’s why we see this being one of the highest-growth areas basically in the world.”

  2. Closed sales are up in Comal County

There were 3,472 home sales in Comal County in 2018, a 9.1% increase from 2017. Home sales in New Braunfels and Guadalupe County have leveled out, as both markets in 2018 experienced a 1% increase in closed sales with 3,018 homes sold in Guadalupe County and 1,985 sold in New Braunfels.

3. Active listings on the rise

Market data from the Four Rivers Association of Realtors shows the real estate market in New Braunfels, Guadalupe and Comal counties is healthy, with more active listings in 2018 than in 2017.

Median home price sold continues steady upward trend

In recent years, the median home price sold in New Braunfels, Comal and Guadalupe counties has maintained a steady, incremental rise, according to data provided by Four Rivers Association of Realtors. In Comal County, for example, the median price of a sold home increased a total of 7.55% from 2015-18. Guadalupe County’s median home price sold increased 16% in the same time period, while New Braunfels experienced a 11.64% increase.
