A stalled housing development in south Grapevine could soon start construction.
During a joint meeting with the Grapevine City Council and the planning and zoning commission Jan. 20, both entities voted to approve amendments to a previously approved planned development overlay for The Reserve at Bear Creek.
A planned townhome community at 4201 SH 360 was first approved in 2018. Plans were altered in 2022 and 2024. Last March, council approved a one-year extension on the project, according to previous reporting.

BB Living requested a change to the proposed building elevations, reducing the height of the 69 townhomes from three stories to two stories.
The presentation stated that some of the 13.6 acres have been developed, with a masonry wall surrounding the property, and roads have been poured. Erica Marhonic, Grapevine director of planning services, said that BB Living is a prospective purchaser and has plans to finish the project.
According to city documents, Rajab Ali from Carrollton was listed as the owner in the 2025 documents when the one-year extension was approved.
Curtis Young of the Sage Group in Southlake said the horizontal construction is rounding into shape.
There will still be a pool and clubhouse, while the stone and bricks will be utilized on the townhomes. In addition, the townhomes will be sold individually and not rented, according to the presentation.

“It is an improvement, even though this has been a lifelong project,” council member Duff O’Dell said. “It seems long enough to see us move some dirt and actually get something going on that property.”
