Former Carroll ISD building in Grapevine to become housing development

Those included:

• A masonry wall along Parra Linda Estates to the south, which will be maintained, repaired and replaced as needed by the developer and the homeowners association
• No rear-facing second-story windows on lot Nos. 1-10
• A minimum depth of 92 feet for lot Nos. 8, 9, 15 and 16, a granted variance, with the others at 100 feet

The property has frontage on Dove Road and North Kimball Avenue. It was initially constructed as a 32,000-square-foot Food Lion grocery store in 1991. It was then the CISD administration building and used by the district for storage before being sold at an auction to Maykus' company.

According to documents, the road access near Grapevine Fire Department Station No. 2 will be removed. A wall constructed near the fire station will replicate the wall at the fire department, Maykus said.

A closer look

According to the developer, the demolition of the former administration building will happen in September, and construction will commence this fall. The plan is to have the lots available for sale by spring 2024. Plans call for 6,400 square feet of open space in the community, Maykus said. Each house will vary from 2,100-3,200 square feet of living space on the first floor, which will allow the developer to not put windows on the rear of the second story of each house.

I think Grapevine is ahead of the curve and seeing the need of a conservative lifestyle where you don’t need to have a huge yard.”
