Here are four new updates that have come from the Frisco Planning and Zoning Commission’s on Sept. 8 meeting.
Grocery store zoning denied
Commission members unanimously denied an open space plan and site plan for a new grocery store on the corner of Coit and Main streets.
City documents state the open space and site plan for the grocery store were recommended for denial because submitted plans did not comply with city requirements and contained masonry screening inconsistencies.
The agenda item did not identify the proposed grocery store.
Firefly Park zoning reworked
A 58.4-acre mixed-use development near Dallas and PGA parkways is moving forward with an approved conveyance plat creating six lots and establishing easements needed for development.
The property is zoned for office, retail and residential uses. City documents state the plat conforms to a preliminary site plan approved by the commission in 2023. The project has faced recent setbacks, with the commission disapproving the project in March and July after previously granting a 30-day extension during a February meeting.
Mixed-use site plans denied
Commission members unanimously denied a site plan for three retail buildings and two medical/professional office buildings for a plot of land south of Main Street.
The plans were denied after city staff found the application did not comply with multiple city requirements, including regulations governing changes to existing open space on the property. City staff said the applicant must withdraw the current plan and submit a new site plan and separate open space plan.
89 residential sites to be revisited
The commission approved a 30-day extension for 24 single-family lots, 65 patio home lots and 14 homeowners’ association lots on a 266.5 acre plot on the southwest corner of Hillcrest Road and PGA Parkway.
The item will be revisited during the Sept. 22 Planning & Zoning Commission meeting.
