“We’re trying to create the rebirth of downtown, where people can go eat, shop and stay,” Churchman said.

Churchman said his focus on this project is to maintain historic downtown Frisco.

“With the bigger projects happening along the Dallas North Tollway, sometimes we forget what started this city and [what started it is] right here in old downtown Frisco,” he said.

Churchman said he has been working with the city since last year to bring this project forward.

He is set to present the downtown project to the Frisco Planning and Zoning Commission on April 11 and ask the commission to rezone the property to Old Town Commercial.

If P&Z and the City Council approve the project, Churchman said, then he expects to break ground in the fall.

Nack Development is working on developing other properties in downtown Frisco but has not finalized any plans.

2. New plans afoot for 356-acre mixed-use project at crossroads of US 380 and Dallas North Tollway

Developers are in the planning stages of a 356-acre, mixed-use project for the southwest corner of US 380 and the Dallas North Tollway.

The proposed development includes retail space, hotels, urban-living complexes, office space and a Cinemark Theatres movie house. The Cinemark theater has been planned since 2013 and is expected to open next year.

The land had been slated for another mixed-use development called Frisco North until the original developer pulled out of the project.

The current project plans have not gone before Frisco City Council or Frisco Planning and Zoning Commission for approval.

The plan for the development includes up to 7 million square feet of office space, 4 million square feet of retail space, 1,000 hotel rooms and 4,000 apartment units.

Frisco North

In 2012, the city of Frisco approved a public-private partnership agreement with Forest City Texas—a subsidiary of Cleveland-based Forest City Enterprises—for the mixed-use development called Frisco North at US 380 and the Dallas North Tollway. The development project was expected to include retail, residential, office, entertainment and hospitality components.

Forest City wrote off its $15 million investment in the project in 2013 because Frisco North was no longer an economically viable project for the company, according to J.B. Linton, Forest City senior vice president of corporate communications.

3. Eldorado Commons

This medical and professional development will be on the southeast corner of Eldorado Parkway and Legacy Drive. The development will be 34,000 square feet and will include three buildings. Construction on the development has not started, and no date has been determined. However, expected completion date of the first phase is this fall.

4. Shoppes at Westside Market

Shoppes at Westside Market Phase 2 is almost complete at the southeast corner of FM 423 and Lebanon Road. The building will be two stories tall and have 22,000 square feet of space. The development will include a brunch restaurant, a running-shoe store, a frozen-yogurt shop and an Italian restaurant. Crews began construction on the building in January 2016, and the first few tenants are expected to be open for business this summer.

5. Frisco Lakes retail building

The third phase of a development project on the northwest corner of FM 423 and Stonebrook Parkway was completed in January. The building, which is behind a new Chick-fil-A, is 22,000 square feet and geared toward retail, medical and professional space. The building is part of a bigger project at that intersection that is expected to bring in more retail stores and restaurants to that area of Frisco.

6. The Commons at Chapel Creek

Construction of this residential development is almost completed at 7997 Wade Blvd., Frisco. The 300-unit development includes one-, two- and three-bedroom apartments and town houses. Amenities include a resort-style pool, a fitness center, pet-friendly sites and an outdoor grilling and patio area. Construction on the development began 10 months ago and is expected to be finished this summer. Some apartment homes are ready for move-in.

7. Denton County Government Center in Frisco

Construction is nearly finished on the government center at the southwest corner of Lebanon Road and FM 423 in Frisco. The 24,000-square-foot facility is expected to be completed by the end of April. The center will house offices for the county clerk, the justice of the peace, the county constable and the county tax office. It will have adult and juvenile probation departments and an office for the state representative. Construction began a year ago.

8. Jefferson Stonebriar

This multifamily residence, which began construction in July 2016, is now open for move-in at 9600 Gaylord Parkway. The development has 424 units with one- to three-bedroom apartments and town houses. Amenities include a resort-style pool and an indoor sky lounge. The development will be completed this summer.
