Frisco Planning and Zoning Commission approves zoning change in east Frisco

The wheels are in motion to bring two office towers, retail and residential units to about 36.2 acres of land at the southeast corner of Dallas Parkway and Warren Parkway.

The Frisco Planning and Zoning Commission approved rezoning the site from Planned Development-196-Mixed Use to Planned Development-Office-2/Retail/Residential during a Dec. 13 meeting. Frisco City Council members will hold a public hearing and vote on the zoning change at a later date.

Planned Development-196 was adopted in 2006 and later amended in 2009 to accommodate a residential mixed-use district on six tracts, according to a staff report. Four of those six tracts have been developed in accordance with Planned Development-196.

The zoning request would establish new development standards and combine tracts 1-5 into one tract. A maximum of 500 multifamily residential units are proposed for the eastern half of Tract 5 along with two office towers that front Dallas Parkway.

The first office tower on Tract 5 must be constructed or “topped out” to a height of 15 stories and will provide a minimum of 200,000 square feet of office space.

Office-2 districts can accommodate a variety of mid-rise and high-rise office developments that provide professional, financial, medical or similar services for residents. The district must be located within the vicinity of a major thoroughfare, such as SH 121 or the Dallas North Tollway, according to Frisco’s zoning ordinance.

The property owner has voluntarily signed a development agreement to establish building material standards and codes, which will be placed on the same council agenda as the public hearing.
