Changes to the Cross Timbers Conservation Development District recommended for approval

Several changes to the land use and zoning of the Cross Timbers Conservation Development District were recommended for approval by the Flower Mound Planning and Zoning Commission during its Oct. 10 meeting.

The agenda item cited commission and community feedback as a major reason for the changes, which included removal of all language regarding “cluster housing”—groups of residential properties meant to maximize open space—from the town’s master plan.

The commission also recommended approval of a zoning ordinance that requires 25% of developments in the area to be at least 1 acre and sets minimum lot sizes to 0.75 acres.

Also included are several changes to open space, outdoor lighting, streets and fencing within the area.

The motion passed unanimously.

The Cross Timbers Conservation Development District was first recognized in Flower Mound’s Master Plan in 1999, and it is meant to “protect the country atmosphere and natural environment” in the Cross Timbers ecological area in central Flower Mound, according to Lexin Murphy, Flower Mound director of planning services.

Two residents spoke on the issue, both expressing support for the changes.
