Craver Ranch, the 2,870-acre master-planned community in north Denton, will be named something new before the first houses are complete.
The gist
A name has not been selected yet, and Old Prosper Partners, the development behind the master-planned community, will work with a marketing agency to decide on a new name, said Teague Griffin, one of the partners with Old Prosper Partners.
Griffin said Craver Ranch was named after the family who originally owned the land, but the property changed hands a few times before it was officially purchased by Old Prosper Partners on Jan. 30.
For now, Griffin said the group is focusing on the logistics of laying out the utilities and easements for the development and that renaming the development will be a later project after basic infrastructure and utilities lines are completed.
“It’s probably going to take 12 months or a little longer to get the off-site easements done,” Griffin said. “[It will take] probably 24-36 months after that to start working on what we need to get done from an internal builder standpoint.”

Griffin said the development still is targeting a 2028 date for the first houses to be ready, though he said it might take a little longer due to the fluctuating nature of the housing market.
“We're going to listen to what the market is telling us right now. It's just telling us to get everything lined up,” Griffin said.
The project is expected to take nearly 20 years to complete and is still on pace to be finished by 2045, Griffin said. The development will be located north of Shepard Road between FM 2164 and FM 2153.
According to city documents, the development will include:
- 7,091 single-family residential units
- 1,084 townhomes or other zero-lot line housing units
- 1,015 multifamily units
- Around 1.24 million square feet of commercial space
- 380.5 acres of parkland
- 13.5 miles of public trails and 18.5 miles of shared-use paths
- 2 tracts of land for future fire stations
- 3 tracts of land for two future Denton ISD schools and one Sanger ISD school
The backgroundDenton City Council approved a rezoning request and comprehensive plan amendment for the proposed land use at Dec. 2 regular meeting, according to previous reporting.
Additionally, council members approved the creation of the Craver Ranch Municipal Management District, an operating agreement for the municipal management district and a development agreement with Old Prosper Partners.
The municipal management district is a political subdivision created by the 89th Legislature, which council supported the creation of with a resolution in March, according to previous reporting. The district will be able to levy assessments to residents within the community to help pay for infrastructure improvements.
