Prosper
1. Prosper council approves additional housing for Gates of Prosper development
An amended development plan approved by Prosper Town Council will add 600 multifamily apartments and 150 single-family lots to the Gates of Prosper.
At an Aug. 26 meeting, Prosper Town Council approved amending housing development plans for the Gates of Prosper, with Deputy Mayor Pro Tem Chris Kern and council member Marcus Ray voting against the changes.
Council members raised concerns about the density and quality of apartments in Subdistrict 2 but approved the plan with nine added requirements, including capping two-bedroom apartments at 37%, with the rest as one-bedroom units.
2. Prosper council tables zoning change for 374-acre housing development off Parvin Road
Plans for the 373.5-acre Prosper Oaks housing project remain on hold after Prosper Town Council voted to table a request for a zoning change.
The decision comes after the Prosper Planning and Zoning Commission unanimously recommended denying the zoning change, citing concerns about density and lot sizes.
The proposed Prosper Oaks development will include up to 800 homes across two communities, with 275 single-family homes in the eastern tract and 525 homes in the western tract designated for residents 55 and older.
The proposed development will go before Town Council members at their Sept. 16 meeting.
3. Mirabella community breaks ground in Prosper
Highland Homes and Tellus Group broke ground Sept. 3 on a 190-acre residential community called Mirabella in Prosper.
Tellus Group expects to open for sales in late 2026, according to a news release. The housing development is located near the intersection of US 380 and Custer Road.
Additionally, the gated community will include 290 homes with a variety of lot sizes, hike-and-bike trails and pocket parks.
Celina
4. The Heights at Uptown now open in Celina
The community, which opened in August, is now available.
The Heights is part of the broader Uptown development, which includes several neighborhoods, such as La Terra at Uptown, The Ranch at Uptown and North Square at Uptown.
The community is still being built, but it is set to include more than 400 single-family homes when completed. The Heights will also have an amenity center with a pool, trails and water features, as well as neighborhood retail and food establishments.
5. Celina approves 125-home expansion in Uptown development
Celina City Council approved an annexation and zoning request Sept. 9 for the property, which includes 125 additional single-family homes as part of the Glen at Uptown development.
The 41-acre development will be annexed from the city’s extraterritorial jurisdiction as part of the project. Builder Perry Homes will build the homes as part of the residential development.
The Ranch at Uptown has yet to open, but it will include more than 1,000 home sites.
6. Celina considers new 320-home development
A new single-family housing development, called Legacy Branch, is set to add 51 acres to Celina’s city limits following council approval.
Celina City Council members approved a zoning and annexation request Sept. 9 for a Legacy Branch, a 91-acre planned neighborhood development. Planning and Zoning commissioners previously recommended approval of the item at an Aug. 21 meeting.
The development is set to include 320 single-family lots. It will also feature concrete trails and sidewalks and open space for amenities like fire pits, grills, seating areas and a dog park.
